In early 2023 we decided that we wanted to sell our condo and return to Nebraska. Unfortunately, immediately after we made that decision the pool deck was demolished and the question of special assessments caused us to reconsider our timing. We took the unit off the market.

With an optimistic heart, we are planning to relist the unit again this year.

Unit 818 is a 1523 square foot 2 bedroom and 2 bath condo with a den. 

This expansive floorpan offers a full southernly view from the main bedroom suite and living areas.  The den and second bedroom have westerly views of Peavine and Verdi.

The exterior of the building has been updated with a new fresh paint job in 2023 transforming the outdated golds and browns to a brighter fresher grey tone.

Don't let the HOA scare you

Considering you have 24 hour consierge service, security (Pool, Hot Tubs and Club House Soon), owner's lounge, ping pong room, full gym, etc., we have always felt the HOA was reasonable.

The Montage is the only 24/7 consierge in Downtown Reno as of this writing.

We have paid the special assessment for the pool repair in full so that is no longer attached to the property.

It's the little things...

PO BOX - the number is 100 - Super easy to remember

PARKING - The assigned DOUBLE TANDUM parking spot is only a few paces from the elevator

STORAGE - The storage room is just down the hall and around the corner and is easily used as a pantry and storage of countertop appliances

TRASH - The trash room is right outside the door of the condo. First door on the left

FIRE ESCAPE - The stairs are right beside our entrance.

SECLUSION AND PRIVACY - The condo is the last one in the hall so you don't have lots of traffic or hallway noise. 

We have been informed by the engineering team that they will be replacing all wood floors excluding the bedrooms due to the construction defect causing leaky windows.  We are going to pass that allowance to the new owners if and when the allowance is paid so they can choose the flooring that they love most.
